What was Albuquerque’s largest, and at the time only, waterpark closed in 2005 and was torn down about a year later.

Now the land where the Beach Waterpark once operated is being marketed for sale, all 23 acres of it — prime North I-25 real estate. It’s the first time the land has been listed for sale. It has previously been valued between $10 and $12 million.

John Sedberry, president of Sedberry Associates, said the site is ideal for a mixed-use development and that it could be split up to multiple users or the entire site sold to one developer.

Sedberry is aggressively advertising the land and has even put a billboard ad along I-25. He said ideal uses include retail, hotel, restaurants, entertainment, office and showroom components.

“The restaurant users can be strategically placed along the frontage road with direct frontage road access and maximum visibility to 200,000 cars per day on I-25,” Sedberry said.

The land is at the southwest corner of I-25 and Montaño Road. Sedberry’s Lisa Urrea is the listing agent on the project.
