Childress Klein lists office buildings for sale in Charlotte and Fort Mill

Childress Klein Properties is looking to sell several of its Charlotte-area office properties.

The Charlotte real estate firm has listed five suburban office buildings for sale in the past month, including two at the LakePointe Corporate Center office park that hit the market on Friday. Those are in addition to three office buildings at Kingsley Park in Fort Mill that were listed for sale last month. Childress Klein also will be marketing the 350,000-square foot ATT Plaza building in uptown Charlotte for sale in January.

At LakePointe and Kingsley, Childress Klein is about to start new phases of development: The firm will be building headquarters facilities for Sealed Air Corp. at LakePointe and for The Lash Group and LPL Financial at the planned Kingsley Village project across from Kingsley Park.

CBRE Group Inc. began marketing the LakePointe Corporate Center One and Two buildings for sale last week. The buildings, located at the front of the park near Tyvola Road, total 331,611 square feet and are approximately 84% leased, but that number will drop to 70% as ATT Inc. reduces its footprint in the LakePointe Corporate Center Two building.

The company is giving back space at the building even as it relocates employees there: ATT is moving about 400 employees from the ATT Plaza building at 300 S. Brevard St. to LakePointe Corporate Center Two, located at 2359 Perimeter Pointe Parkway, and to another nearby building at 4100 South Stream Blvd.

The Lash Group has a long-term lease at the LakePointe Corporate Center One building and also leases the LakePointe Corporate Center III and V buildings, which are owned by Starwood Capital Group and will become available for lease in 2016, when Lash moves.
