Two Ann Arbor houses ready for demolition as plans for new 13-story apartment …

Two homes will be torn down on Church Street in Ann Arbor early Saturday morning, as the development team inches closer toward the construction of ArborBLU – a new 13-story high-rise apartment building.

Stewart Beal, the president of Beal Construction Services, said the demolition of the Church Street properties would begin at 7 a.m. on June 28.

Ann Arbor City Council approved plans for ArborBLU in January. In addition to the two demolitions, the project involves constructing an addition that will be adjacent to and over Pizza House restaurant at 618 Church St. It will extend south to Willard Street.

Minnesota-based Opus Group and Pizza House restaurant owner Dennis Tice hope to finish construction on ArborBLU in time for the University of Michigan’s 2015 fall term.

new website for ArborBLU markets the building’s 123 apartment units as U-M’s “newest luxury student housing.” Pricing structures aren’t listed on the website, apartment units range from 490 square feet to 1,100 square feet, with a mix of one-, two- and three-bedroom units.

The marketing website describes the apartments as “high-end, fully furnished units” with “granite counters and stainless steel appliances.” The building includes a fitness facility, a sky lounge, bike storage, in-house tanning and free 24-hour delivery from Pizza House.

“We have worked in close collaboration with the city of Ann Arbor and the Tice Family throughout the planning stages to ensure we’re delivering a project that sets a new bar for location, amenities, technology and resident security,” Sean Spellman, vice president and general manager of Opus Development Group, said in a statement.

A parking agreement negotiated between the developer and Ann Arbor’s Downtown Development Authority will allow tenants of the new apartments and some Pizza House employees to use 48 spaces in the Forest Avenue public parking garage for an initial 15-year period with options for three five-year extensions.
