The Colorado Bookstore’s days near the underpass leading from campus to University Hill could be numbered.

The owner of 1111 Broadway, which long has housed the seller of textbooks and University of Colorado-themed apparel, in recent weeks has posted two online real estate listings: one for the sale of the building and the other offering the book store’s 16,221-square-foot home for lease beginning this August.

Zane Blackmer, an owner of 1111 Broadway, said he listed the property to gauge interest in the site in case the bookseller did not renew its lease.

“I had no idea if they were going to renew it,” said Blackmer, the registered agent for building owner College Books LLC. “In the case that they wouldn’t extend their lease, I didn’t want to be left in a lurch.”

Blackmer added that the book store has “a number of years” left on its lease, so “nothing may happen with that property for quite some time.”

Conversations are ongoing with the book store, which is owned by Barnes Noble subsidiary Barnes Noble College.

Colorado Bookstore’s manager directed a query by the Camera to Barnes Noble. Cynthia Forman, a spokeswoman for Barnes Noble College, said she had no comment.

Blackmer’s ownership group acquired the building in 2007 for $3.2 million, according to Boulder County property records.

The current sale listing offers the site for $7.375 million, or $454.66 per square foot. Although the rental listing shows the property as being available this August, the sale listing indicates there are two years left on the book store’s lease.

Gregory Schultz, the listing’s broker, could not be reached for comment.

In recent years, the southern portion of the University Hill business district has seen a significant transformation.

For the 50 years leading up to 2010, Jones Drug Camera and Jones General Store Camera anchored the 14th Street and College Avenue corner across the street from the book store.

Jones General Store closed in the fall of 2010 as a local development partnership moved forward with plans to raze the two buildings off 14th and College and replace them with two three-story mixed-use structures.
