OFFER the asking price and owners of grade II-Listed Park View will “gift” you their beloved £6,000 garden pod.

“That’s the deal,” laughed Anton Brooks, who lives in the stunning converted property, nestled within the grounds of Brocksford Hall, in Doveridge.

“My wife Marjorie and I love our outdoor bubble. We sit in it quite a lot and enjoy lunch, but we’re willing to leave it in the garden if the buyers don’t negotiate on the price of the property.”

Anton, a 75-year-old retired power station director, and Marjorie, a 68-year-old retired nurse, are selling their four-bedroomed home for £450,000.

They’ll be sad to say goodbye after a fun-filled 16 years in their delightful house, which was once part of a boarding school.

But the pair are keen to find something that’s more compact, easier to manage and closer to north Derbyshire.

Marjorie said: “When we bought this property, we only planned to stay here for a couple of years.

“We were relocating to Derbyshire and bought Park View while we settled into the area and worked out where we were.

“Years later, we’re still here. We’ve loved every minute but we’ve decided that it’s time to move on.”

The house is one of ten private properties within the tree-lined and gated Brocksford Hall development.

It’s a rural location and each home has been refurbished to create a small slice of luxury living.

Anton said: “It’s lovely to live in a rural location and we’ve enjoyed being on the edge of the countryside.

“When we look out of our garden room, there are some fantastic views of Derbyshire.

“We’ve told ourselves that we’re never going to live in this kind of property again, but we’re happy to move on.

“When Brocksford Hall was a huge country house, our place and many of the others, formed part of the stable block and barns.

“We believe, sometime in the 1940s, it was used as a boarding school.

“Our barn conversion, we’ve been told, was either the school’s science laboratory or the changing rooms for sport.

“Before that, it was probably an old stable.”

The site was bought by a property developer in the 1990s to divide part of Brocksford Hall and create luxury apartments.

The old stable block and other outbuildings would become homes.

Anton said: “We only found this house after a relative sent us a page from the local newspaper’s property guide.

“All the houses within the development were up for sale and, when we saw them, we were immediately interested.

“We liked the idea of being out of the way but at the same time centrally based in the country.”

Anton and Marjorie have ploughed their efforts into Park View. They’ve created a stunning oak-framed garden room and installed a fabulous pond – which can be filled from their own Victorian well.

There’s a large sitting room and dining room, and the kitchen, complete with stable door, looks out on to the garden.

Three of the four bedrooms are on the ground floor but Anton and Marjorie’s is upstairs.

On a floored gallery, up a bespoke staircase, their en-suite room nestles in the eaves of the house.

“We like this room the best,” said Marjorie.

“We had a new staircase fitted so we could create more space up there.”

Park View also has a double garage, gravel courtyard, workshop and private driveway.

It is up for sale with the Ashbourne branch of Bagshaws Residential. To arrange a viewing, call 01335 346677.
