Bank buys back office building at small fraction of listed sheriff’s sale price – Tribune

A Penn Hills office building listed for $10.2 million was sold back to a bank for far less at a sheriff’s sale this month.

U.S. Bank National Association, which holds the mortgage on the property, purchased the building at 10 Duff Road for $1,238 during the sheriff’s sale on Jan. 4, according to the Allegheny County Sheriff’s Office website.

The office building is home to insurance companies, doctors and a hair salon.

It was owned by Technology Properties 1 LLC, a company with a mailing address in Brooklyn, N.Y.

Technology Properties 1 LLC purchased the building in 2008 for $4.5 million, property records show.

The sheriff’s sale was the result of a 2012 lawsuit filed by U.S. Bank National Association that claimed Technology Properties 1 was not making payments on a $7.3 million loan.

Allegheny County property tax records show that the property’s prior owners were up-to-date on their taxes.
