Dream Home: Luxury Grade II-listed townhouses in Guildford

Georgian elegance, spacious room sizes, parking, gardens and even a self-contained annex – these are rare advantages in a town centre location yet, between them, this pair of beautifully restored 300-year-old homes in Guildford possess them all.

Just a few yards from Guildford High Street, the River Wey and acres of extensive open countryside, two handsome period townhouses – which for more than 100 years were joined together and used as solicitors’ offices – are waiting to be snapped up by new buyers.

These architecturally important houses in Quarry Street have been the subject of extensive restoration and conversion by two well-known local developers, Doug Clare and Julian Macleod, who have pooled their expertise in new build and restoration to create these magnificent four-bedroom homes.

Integral period features, such as glorious sash windows, grand staircases, highly decorative ceiling cornices and deep skirtings, now sit comfortably alongside high-spec contemporary additions, including underfloor heating, porcelain floor and wall tiling, high gloss kitchen cabinetry and crisp white sanitary ware in the bath and shower rooms.

A stand-out feature of both homes is the addition of an orangery-style conservatory which greatly extends the kitchen space to provide informal sitting and dining areas and creates a real hub of the home.

A wall of bi-folding, full height glass doors extends this space further into the charming courtyard terraced garden with its rear stone wall boundary.

Both homes exude the same attention to detail. Grade II-listed Matchwick House is the larger of the two houses with four bedrooms and three bath/shower rooms (two en-suites) and a very grand entrance hall with sweeping staircase.

Grade II-listed Tysbery House is just slightly smaller with three bedroom suites but has the benefit of the detached split-level one-bedroom annex that is easily accessed through the garden.

There are a total of three – much coveted in a town centre – parking spaces in a cobbled courtyard, one for each house and one with the annex.

In both houses, there is a very large kitchen/sitting/dining room on the ground floor together with a utility room, cloakroom and a large study (or formal dining room) while upstairs there is a very elegant formal sitting room running the entire width of the front of the house and flooded with natural light from the large Georgian windows.

All the spacious bedrooms, many with integrated wardrobes, and the bath/shower rooms are arranged over the first and second floors.

Restoration specialist Mr Macleod commented: “In styling these homes, we anticipated that they would suit people who may be in their mid-50s and who do not wish to downsize in the traditional sense – they want to make the move to a home which is better suited to their lifestyle but which still offers plenty of entertaining space for family and friends with the benefits of being within walking distance of everything that Guildford has to offer.

“Equally those with growing families who prefer the convenience of town centre living and the close proximity to schools, leisure/entertainment, shopping and the station will find these homes hard to beat.”

Matchwick House carries a price guide of £2.2m while Tysbery House and annex is priced at £2.1m.
