LISTING AGENTS Philip Griffiths and Jane Fedosiewich, Majestic Properties (Canada) Inc.
The Action: This detached, two-storey house was listed just under $600,000, which was an affordable option compared with newer Queensway properties nearby. Thus, it sold in one week, but it couldn’t be declared official for months due to the complexities and paperwork involved in an estate sale.
What They Got: Since 1923, the same family resided in this three-bedroom house with one bathroom, a fireside living room, formal dining area and an eat-in kitchen with a walkout to the 33-by-105-foot grounds.
- For large storage, there is an unfinished basement and a private driveway.
The Agent’s Take: “It’s a nice little established neighbourhood and people tend to either live there forever or pass it onto their kids,” agent Philip Griffiths says.
“[However], a lot of the houses in that area are post-war – but this was pre-war – so the neighbourhood is in transition now with lots of young people moving in and renovating or rebuilding.”
In this case, a modern makeover is likely in order. “Most people who came through thought it had lots of character and charm, but it had to be gutted inside,” Mr. Griffiths says. “People were looking at the fact this was a detached house, not semi-detached, and it has a private driveway.”
