BETHEL — The Sportsplex building, a high profile building in the growing Stony Hill commercial district, was recently listed for sale by Goodfellow Real Estate for $2.2 million.
The building, which is also available for lease, sits in the middle of Stony Hill Road, an area that’s seen extensive development in recent years both on the Bethel and Newtown side of the corridor, which includes medical office buildings, senior living facilities and residential developments.
“I’d have to say that anyone who wants a high profile location with some of the best car counts in the region should definitely check out the listing,” said Stephen Bull, president of the Greater Danbury Chamber of Commerce. “It’s a gateway to Bethel that’s had a lot of positive developments in recent years.”
The building is home to the Sportsplex fitness club and has been used as a fitness facilty for nearly two decades. While Bob Cascella, the listing agent with Coldwell Banker, wasn’t immediately available for comment Thursday, the listing notes a variety of other potential uses for 24,000 square foot building that are approved uses in the zone include retail, medical, restaurant, office, day care and financial uses.
The property itself, about 1.3 acres, sits less than a mile from Interstate 84 along a corridor that gets more than 22,000 vehicle trips per day, according to state Department of Transportation estimates. Major retailers in the area include Target, Home Goods, Whole Foods, Home Depot and Lowes.
The area has seen tremendous growth in recent years including the Maplewood of Bethel senior living community that opened recently on Stony Hill Road. Maplewood, a Westport-based developer, has invested more than $100 million in recent years in the corridor including a new mixed use residential and commercial project still in the works. Executives with Maplewood recently purchased about 10 acres along the corridor with plans to develop the property into an apartment complex with a commercial component.
Copper Square, a luxury housing development with 130 townhomes and duplex units, opened along the corridor in November on the site of the former Stony Hill Inn. The housing complex was developed by Stamford based RMS Companies.
“We couldn’t be happier with how the development worked out,” Steve Palmer, the Bethel Town Planner, said when the housing development first opened. “The residential component will help to sustain and build on the commercial development along the corridor. It’s really a model for what we’d like to see in the future.”
