The rare opportunity has arisen for a company to base themselves in a listed building in the centre of Newcastle.
Estate agent Bradley Hall has been appointed to sell 8 Mosley Street, a five-storey, Grade II listed building in the city centre.
The 3,500 sq ft property is available for sale for offers in the region of £650,000 and offers a number of potential uses.
Bradley Hall director Neil Hart said: “8 Mosley Street represents a rare opportunity for a business that is currently leasing its premises to own a prime city centre office building.
“The tenant is moving out in April next year so a purchaser will be able to work with the existing tenant on the dilapidations before moving in. At the moment the ground floor is used as retail and the upper floors are used as offices.
“This is one of those unique occasions where a company that wants to buy rather than rent an office building in Newcastle city centre can do so. 8 Mosley Street would make an ideal HQ for a small to medium sized business. Alternatively, the premises may be suitable for a variety of uses subject to planning, including a residential scheme on the upper floors.”
In a separate development, another listed building in the city centre has been leased to a leading healthcare firm.
Careline Lifestyles is building on 30 years in the North East by acquiring offices at 1 Central Parkway, on the edge of Newcastle’s Central Station.
Acting on behalf of Network Rail, national commercial property consultancy Lambert Smith Hampton (LSH) has completed the letting of the 10,000 sq ft office suite.
Neil Osborne, director of agency and investment at LSH’s Newcastle office, said: “This is one of the biggest recent deals in Newcastle. We are delighted that a letting has now been concluded to Careline Lifestyles Limited. There is actually very little space left in the city centre market capable of providing 10,000 sq ft on one floor – especially within a short walking distance of the Central Station.”
The letting was for a 10-year term, and asking rent was £11 per sq ft.
Rahul Sharma, chief executive of Careline Lifestyles, said: “We are delighted to be relocating into 1 Central Parkway. We have been operating for 30 years and are a proud North East business.
“We believe that this major investment into the heart of the city centre of Newcastle demonstrates both our commitment and our ambitions for growth. We are the leading independent provider of person centred social care services for people with mental health needs, acquired brain injuries, complex learning and physical disabilities in the North East.”
