Henrico’s Chatham Hills is proving a hot spot for high-priced home sales, and nearby Monument Avenue continues to be a draw for seven-figure residential deals.

A three-bedroom condo in Monument Square edged out a 1940s-era home in Chatham Hills as the highest-priced residential sale in May in the Richmond market, according to the Central Virginia Regional Multiple Listing Service.

Both homes are just west of Richmond city limits: Monument Square catty-corner from the Willow Lawn shopping center; Chatham Hills across River Road from the Country Club of Virginia.

The Chatham Hills house, at 11 Bridgeway Road, was listed April 1 for $1.49 million and sold May 15 for $1.22 million.

It sits just across the street from another notable listing: the former home of the late Richmond retailer and philanthropist Charles G. Thalhimer, whose house at 10 Bridgeway was listed last month.

County records list the buyer for 11 Bridgeway Road as Carter V. and Laura P. Whisnand. Sue Farrell of Joyner Fine Properties was the listing agent.

The three-story house features 14 rooms, including five bedrooms and 4½ bathrooms. It sits on 2 acres and totals upwards of 4,100 square feet of finished space.

Built in 1940, the house has undergone extensive renovations since 2007, according to the listing. Features include an open-concept family room, a fully renovated kitchen with granite countertops, refinished hardwood floors, a side screened porch, a rear patio and pergola and an attached garage.

The Monument Square home – unit 4A at 250 Finial Ave. – sold May 21 for $1.316 million, above its listed price of $1.075 million. The sale date was almost two years to the day since the property was listed: May 22, 2013.

With three bedrooms and 3½ bathrooms, the one-level condo consists of 10 rooms spread over more than 3,400 square feet. Built in 2013, the unit includes a “gourmet” kitchen and three outdoor terraces.

The unit is the second in Monument Square to crack the top five home sales in recent months. In February, a 3,300-square-foot unit sold for $1.19 million, coming in second that month behind a mansion farther east along Monument.

Monument Square developer Gumenick Properties continues to expand the neighborhood, which will eventually have 13 condominium buildings and town houses, amounting to 220 total homes.

• 6908 Lakewood Drive, Henrico: $850,000
