Home is where the heart is — and, possibly, $500 million.

The potentially record-setting listing is currently in the works, thanks to former film producer turned A-list spec home builder Nile Niami and his latest Bel Air project: a 4.6-acre hilltop property that will include a 74,000-square-foot main house and three smaller homes to total more than 100,000 square feet.

Designed by Paul McClean, the home will showcase 360-degree views of the Pacific Ocean, Beverly Hills, downtown Los Angeles and the San Fernando Valley. It also will offer a 5,000-square-foot master bedroom, a 30-car garage and a “Monaco-style casino,” Niami told Bloomberg. “The house will have almost every amenity available in the world.” Also among them: four swimming pools, including a 180-foot infinity pool and about 20,000 square feet of artificial grass.

Niami, who produced The Patriot, Point Blank and The Watcher, has been active in the real estate market recently: He sold a Los Angeles home to Sean Combs for $40 million in September, a Beverly Hills property to video game programmer Markus Persson for $70 million in December and another to hedge-fund manager Steven A. Cohen for over $30 million in January.

If Niami’s $500 million price tag becomes a purchased reality when the project is completed in at least 20 months, it will best current real estate records both in the U.S. and worldwide, reports Bloomberg. The most expensive home ever sold in the States was bought last year by Barry Rosenstein, managing partner at hedge fund Jana Partners, in East Hampton, New York, for $147 million; internationally, a London penthouse was purchased for $221 million in 2011.

The most expensive homes on the market today include an estate in France’s Cote d’Azur, which is going for $425 million, and a penthouse in Monaco going for $400 million.
