THEY are the suburbs where everyone wants to buy.
In some cases hundreds or even thousands of properties have changed hands in the past year.
From inner-city apartment markets and coastal hot spots to big regional towns, while the property types may differ vastly the one thing these suburbs and towns have in common is big transaction levels.
Melbourne city lead the pack with 1502 properties changing hands in the year to February — that’s more than four properties selling every day.
REGIONAL PROPERTY MARKET PICKING UP
THE BARGAIN PROPERTY SUBURBS
While the majority, 1500, of sales were units there were actually two house sales during the period as well.
There are 915 units listed for sale in Melbourne on realestate.com.au. Of these one of the most expensive is a three-bedroom unit at 4001/8 Sutherland St, listed for $3.6 million.
The new penthouse has a rooftop terrace and is in the heart of the Melbourne CBD.
The unit market also drove a high number of sales in Surfers Paradise with 1255 selling in the past year in addition to 114 houses.
In the housing market Pankenham in Victoria scored the largest number of house sales in the past year with 934 changing hands. There were also 122 unit sales in the suburb during the period.
In Queensland, Buderim on the Sunshine Coast chalked up the highest number of house sales in the past year, with 572 changing hands, while Surfers Paradise had the highest number of unit sales in the state.
There are 249 houses listed for sale in Buderim with the cheapest a three-bedroom home at 9 Evalma Drive, which was seeking offers over $380,000 but is already under contract.
At the top end of the market a home at 23 Price Lane, is seeking offers over $3 million.
The four-bedroom home is on 6070 sq m of land with ocean views.
Port Macquarie was the most popular suburb for house buyers in New South Wales with 888 houses selling in the past year. While Dee Why had the most unit sales with 590 changing hands.
There are 30 units or townhouses listed for sale in Dee Why at the moment including a two-bedroom unit at 10/56 Pacific Pde, which will be auctioned on June 13. The top floor unit has been renovated and has an open-plan layout plus a balcony with distant ocean views. Bidding is expected in the $700,000s.
In Western Australia, Baldivis recorded 533 house sales during the past year, while East Perth recorded 393 unit sales.
There are 549 houses listed for sale in Baldivis, with a 3ha property at 1305 Mandurah Rd among the most expensive.
There are two residences on the property, known as Vanessa, with 11 bedrooms in total.
The homes have views of the Cooloongup Lake and there is an outdoor children’s playground, a pool with waterslide and a gazebo.
There is also a half tennis court with basketball hoops.
South Australia’s Mount Gambier racked up 457 house sales in the past year, while the Adelaide CBD was the top performer in the unit market with 389 sales.
There are 300 units or apartments listed for sale in Adelaide on realestate.com.au.
Many of those listed are for off-the-plan sales. Within the existing unit market, a two-bedroom apartment at 516/91 – 97 North Tce, Adelaide is listed for offers between $365,000 and $385,000.
It is next to the River Torrens Precinct and Adelaide Oval.
Transactions were not as high in the Northern Territory as some other states, but Johnston still managed 207 house sales and Darwin City 152 unit sales.
There are no units listed for sale in Darwin City at the moment, but there are 258 units listed for sale in Darwin.
Tasmania’s Devonport was the most popular suburb with house buyers with 193 changing hands. It has a much smaller unit market than other capital cities, but Sandy Bay topped the list with 96 unit sales.
According to realestate.com.au there are currently 216 houses listed for sale in Devonport, with one of the cheapest a three-bedroom home at 89 Sorell St, listed for $145,000.
The weatherboard renovator is close to schools and is currently tenanted.
