Birrong, Coolaroo, Gailes and Paralowie – they’re hardly household names when it comes to searching for the perfect property close to Australia’s major capital cities, but they should be, because they’re part of what real estate agents now call the “Middle Ring Suburbs”.
Unfashionable in many people’s eyes, an MRS is is classified as being between 10 and 20 kilometres from the city centre and where typically, more affordable housing exists, as opposed to the inner–city suburbs.
According to CoreLogic RP Data research analyst Cameron Kusher, for houses, among the pluses are that lot sizes are often larger and as for units, there tends to not be as much density, as you would find in the inner city.

‘Middle Ring Suburbs’ are between 10 and 20 kilometres from the city centre and will typically have more affordable housing than inner–city suburbs, not unlike this four-bedroom property in the suburb of Koongamia in Western Australia
An advantage for those who live in so-called middle ring suburbs is that houses tend to be on much larger blocks while unit’s aren’t as densely populated. This four-bedder in in Bridgewater Tasmania also has five car parking spaces and starts at just $360,000
Even though these suburbs fall just outside the 10 kilometre ring of the central business district, they are well established suburbs and still close to the city centre. A three bedroom home in Dallas, Victoria is listed at $240,000
Middle ring suburbs are typically well catered for with regards to amenities, transport and other infrastructure. This three bedroom family home in Moulden, Northern Territory is on a big block with two outdoor entertaining areas, an in-ground pool and landscaped gardens

Even though these suburbs fall just outside the 10 kilometre ring of the central business district, they are well established suburbs and still close to the city centre and typically well catered for with regards to amenities, transport and other infrastructure.
‘What is immediately evident is that the cost of houses in Sydney is considerably higher than they are across all other capital cities,’ he said.
Mr Kusher pointing out the ‘value’ propositions to be found in the harbour city are still more than double in price than the buyers would pay in the Victoria capital. The best buy in Sydney within the 10-20 kilometre radius being Birrong at more than $644,000 while Melbourne’s Coolaroo has a median price of less than $300,000.
“At the other end of the spectrum, both houses and units in Hobart are much more affordable than all other capital cities,’ he added.

In Melbourne affordable suburbs listed for houses, except Albanvale, are located in the Hume Council area and for units, all of those listed are either in the Hume or Brimbank council areas. And outdoor entertaining areas are a feature of many homes in the affordable suburbs, including this $360,000 offering in Bridgewater, Tasmania
For those looking to buy in Brisbane, you can scoop up an affordable house south-west of the city, except Woodridge. For units, they are all located outside of the Brisbane Council area but are split between north and south. This three bedroom home at 7 Julieanne Street in Gailes a fully renovated kitchen, a 607m2 block with mountain views, listed at $375,000
‘It’s also noticeable across many of the cities that the gap between the most affordable suburbs for houses and units is generally not that substantial, especially relative to the results for inner-ring suburbs,’ Mr Kusher said.
CoreLogic went on to break down the value for each capital city and which local government areas should be targeted by house-hunters.
Sydney – all of the most affordable suburbs for houses listed are either in the Canterbury or Bankstown Council areas. For units all of the suburbs are located west or south-west of the CBD.
Melbourne – all of the suburbs listed for houses, except Albanvale, are located in the Hume Council area. For units, all of those listed are either in the Hume or Brimbank council areas.
Brisbane – for houses, all of the suburbs listed are to the south-west of the city, except Woodridge to the south. For units, they are all located outside of the Brisbane Council area but are split between north and south.

Adelaide’s most affordable suburbs for houses are located in the Salisbury region of the city and all of the suburbs listed for units are either in Salisbury or Port Adelaide. The South Australian capital’s lowest median price is at Brahma Lodge at a medium of $255,000 which compares vary favourably to Sydney’s best of Birrong and Chester Hill in the $640,000s. This home in Chester Hill is listed at $620,000+
Perth’s most affordable suburbs are all located within either the Swan or Gosnells Council areas and the most affordable unit suburbs are in Swan, with one each in Wanneroo and Stirling Council areas

The most affordable suburbs for houses in Canberra are located north or north-west of the city centre while for units the cheaper suburbs are more dispersed across the city. This three bedroom home at Maynard Street, Ngunnawal offers two living areas with timber floors, for $429,000
‘Although some may not consider the middle ring suburbs to be quite as desirable as suburbs in the inner-ring, they generally offer relative proximity to the city centre at lower price points’. Dallas in Victoria is second on that state’s affordability list with a median of $307,000
Canberra – most of the most affordable suburbs for houses are located north or north-west of the city centre. For units, the most affordable suburbs are more dispersed across the city.
Mr Kusher said: ‘As the cost of housing becomes more unattainable for many within the inner-ring suburbs we would expect demand to grow for homes in the middle-ring suburbs – especially those suburbs which offer affordable price points and good local transport amenity.’
