One of the region’s largest distribution centers is in play.
Published reports indicate American Eagle Outfitters (NYSE: AEO) will follow through on a previously announced plan to close its distribution center in Warrendale in July, moving to a new larger facility in the eastern part of the state.
As American Eagle transitions to a new facility, the Warrendale property was recently listed for sale with Philadelphia-based Binswanger. The property, which includes a building of 440,000 square feet of distribution space, along with 70,000 square feet of office on a 23-acre parcel, is being marketed by Rob Gemerchak, who is based in Sylvania, Ohio.

While Gemerchak wasn’t immediately available for comment, local sources familiar with the property indicate its list price is $19 million.
John Bilyak, a principal in the Pittsburgh office of Colliers International, said the building’s 18-foot ceiling heights were less than ideal, but its size makes it a rare commodity in the region.
“There’s not an abundance of 440,000-square-foot users in our market,” Bilyak said. “If one close to that size were to pop up, that’s the only game in town.”
Lou Oliva, executive managing director of the Pittsburgh office of Newmark Grubb Knight Frank, said the amount of office space in the property could be a hindrance.
“There’s a significant amount of office space. I think that’s the biggest challenge with the building,” he said. “The building is a series of expansions. It’s not your prototype.”
