The owners of the 700 East Morehead building, the last multitenant office building to be constructed in midtown Charlotte, have listed the property for sale with investment sales firm HFF.

Harris Development Group completed the 35,305-square-foot building in 2009. The four-story building is at the corner of East Morehead Street and Euclid Avenue and is fully leased. The building’s largest tenant is accounting firm Elliott Davis Decosimo, which leases 22,000 square feet.

The building is owned by three limited liability companies managed by Steve Harris, head of Harris Development Group, Don Sherrill and Dan Warren, a shareholder at Elliott Davis Decosimo.

The midtown submarket had the lowest office vacancy rate in Charlotte at the end of the fourth quarter at 7.5%, according to Xceligent/Karnes, and the vacancy rate for Class-A space was even tighter at 4.4%.
