The Charlotte Plaza office tower in uptown Charlotte has officially been listed for sale.

The Charlotte Business Journal reported this summer that the owner of Charlotte Plaza, real estate firm Hines, planned to list the building for sale with Cushman Wakefield, and Cushman began marketing the 27-story tower to real estate investors late last week.

Charlotte Plaza, located at 201 S. College St., totals 645,000 square feet and is 91% leased, according to marketing materials. The building is anchored by the Charlotte School of Law, which signed a lease for approximately 250,000 square feet in 2012. Other tenants include Accenture, Ameriprise Financial, Capgemini, CBRE Group Inc., Grant Thornton, Ogletree Deakins and Robert Half International.

The building comes with an 814-space parking garage that can support a three-level expansion that would add another 357 parking spaces, according to listing materials.

The Charlotte Plaza building is the third uptown office tower to hit the market this year: Cousins Properties purchased the Fifth Third Center building for $215 million in August, and real estate investment firm Epic UK is under contract to purchase the 15-story Ally Center office building in uptown Charlotte for $109 million.
