Have a few million to spare?
If so, you could buy a city block in downtown Las Vegas, just across the street from the Downtown Project’s hot Container Park.
Mike Mixer and Josh Smith of Colliers International’s gaming division have listed for sale a 2.33-acre block bordered by Carson and Bridger avenues in the north and south, and Seventh and Sixth streets to the west and east. It’s one of the last properties available downtown, the brokers said.
Colliers didn’t say how much the property is on the market for, but several entities bought up 12 of the block’s parcels from 1993 to 2007 for a total of $9.4 million, according to Clark County assessor’s records. Owners include Jeffrey and Sophie Lau of San Francisco, their company Good Earth Enterprises, and LIG Land Development.
Existing buildings include office space, residential units and a former hotel and hostel. There’s also a public right-of-way easement, some vacant land and one parcel that’s not involved in the deal.
The brokers said new owners could tear down and reconfigure development on the site, which is zoned for general commercial and apartment residence uses.
“The gaming and hospitality industry is seeing significant growth in downtown Las Vegas, and it’s rare to come across a property with so much potential in this area,” Smith said. “The future of this block is going to be a very important next step in the growth of our downtown.”
