Property auction preview – week commencing 28th July

A wide range of properties will go under the hammer in the coming days. Here are some potentially good residential lots to look out for at auctions in London, Bristol and Preston. 

London

Auction House London is going from strength to strength with its most recent auction in London clocking up its best sales figures yet at just over £17.4m. Some 60 lots sold – including post-auction sales – amounting to 87% of properties listed. The company will be hoping for more success at its next auction in the capital on Wednesday this week, which takes at the Everyman Cinema on Haverstock Hill, NW3, starting at noon.

Highlights include:

  • Lot 6: A one-bedroom garden flat in a prestigious area on the boarder of South Hampstead, NW6, is due to be auctioned this week at a guide price of £350,000. Located close to the shops and restaurants of West End Lane, similar flats on this road are selling for more than £600,000. However, there is a catch. The property has a lifetime tenancy attached. This means the current tenant can live at the property rent free and any new owner will not be able to receive an income during their tenure. Auction House London Director, Jamie Royston, said: “This is more of a long term pension investment than a route to a quick profit. But with a property in such a prime location it could be worthwhile.”
  • Lot 30: There are not many properties in London available to buy for less than £100,000 and so this lower ground floor one-bedroom flat on Upton Lane in Forest Gale, E7, available at a guide price of just £70,000, is likely to attract a lot of attention from a wide selection of purchasers, particularly first-time buyers.

Bristol

Some 49 lots will go under the hammer at Hollis Morgan’s auction in at All Saints Church on Pembroke Road in Clifton on 30 July.

This will be the company’s fourth Bristol and the West Country property action of 2014 and will offer a wide range of opportunities with property prices ranging from £10,000 up to £1.25m and with property from Bath to Bridgwater and plenty in between there should be something on offer to suit all tastes and budgets.

  • Lot 42: A unique cottage in Stone-Edge, Tickenham, Clevedon, BS21, is full of charm and character with many original features including beam ceilings and inglenook fireplaces, while the large enclosed garden offers idyllic country views. This property would be a steal if it sells for around the guide price of £300,000.
  • Lot 49: A high yielding investment in Easton, Bristol, BS5, is sure to appeal to buy-to-let investors. The first floor two-bedroom flat on Walker Close is let at £8,700 per annum and currently being offered at a guide price of £85,000.

Preston

Pattinson Property Auctions will hold their next sale at the Preston Marriott Hotel in Preston on Wednesday 30 July, kicking-off at 6pm.

The auction will feature 27 wide ranging lots for sale, including detached and semi-detached houses, as well as flats.

Highlights include:

  • Lot 1: A beautiful detached three-bedroom house on York Close in Wrexham, which is currently tenanted at £535 per calendar month, is being offered at a reduced guide price of £125,000, having previously been listed for £144,995. 
  • Lot 2: A mid terraced property with two-bedrooms on Primrose Street, Accrington, BB5, appears to offer really good value for money as well as a potentially sound buy-to-let investment. The delightful house, which offers a potential rental income of £4,740, is listed at a starting bid of £35,000.
