The owners of the defunct Marshall Hotel in downtown Sacramento have listed the property for sale as a possible redevelopment site for a new owner.

According to an online listing with CBRE, the owners seek someone to acquire the fee simple interest in the property at 1118-1128 Seventh St., which the current owners have targeted to redevelop into a hotel or mixed-use residential building to complement the new downtown arena set to be built next door.

“City is very supportive of hotel or residential use on the site,” the listing brochure states under “entitlements” for the property. “Owners are seasoned hotel developers and will aid in securing proper entitlements, mitigating any potential setbacks through the process.”

The brochure lists Marshall Hotel Investors LP, an entity of Presidio Cos., as the owner of the hotel itself, while River Valley Properties, an entity controlled by Noack Commercial, is listed as the owner of the neighboring Jade Apartment building. A new owner would be acquiring both buildings, the brochure states.

Used in recent years as a residential hotel, the 113-year-old Marshall Hotel was vacated earlier this year of about 60 residents to allow a potential buyer to acquire a vacant building. After the residents were moved out, members of the hotel ownership group said they were again exploring options for redevelopment previously shelved in the economic downturn.

Marshall Hotel and Jade Apartment are each five stories, though a rendering included in the brochure shows a new tower of nearly 20 stories rising behind the existing hotel, with the hotel’s roof converted to outdoor patio space.
