CLEVELAND, Ohio — Northeast Ohio home sales inched up in June, posting a 1.1 percent gain from the same month of 2013.
Listing-service data show that sales of single-family homes were essentially flat across 15 counties, while condominium sales jumped. Halfway through the year, local home sales are lagging last year’s levels by 2.5 percent, but average sale prices are up thanks to fewer available properties and shorter listing periods.
Those figures, from the Northern Ohio Regional Multiple Listing Service, cover new and previously owned houses and condos. They don’t include properties that change hands quietly, without a formal listing, or those listed for sale by owners.
Compared with a year before, the average sale price for a house in Northeast Ohio was up 1.3 percent in June, to $157,777. Condos fetched an average of $128,418, a 6.1 percent annual gain. Homes sold for as little as $1,200 and as much as $1.65 million, according to listing-service data.
From May to June, house sales rose 11.1 percent, while condo sales – a sliver of the market – increased by 2.5 percent. Prices also showed monthly improvement.
The Ohio Association of Realtors and its national counterpart will release their June home-sales reports on July 22. Nationwide data on new home sales is due out on July 24.
