The Back Bay property gutted by a deadly nine-alarm blaze that claimed the lives of two Boston firefighters earlier this spring, 298 Beacon St., is on the market for $6.25 million.
According to a document obtained by BostInno which includes information pertaining to a pending estate sale, the five-story brownstone apartment building was listed for sale on May 27. The broker’s listing notes 298 Beacon St. is currently a “historic brownstone building shell only.”
A source close to the sale confirmed, Coldwell Banker Residential Brokerage has listed the 7,970 square-foot property, which includes seven available parking spots.
Located on the Charles River side of Beacon Street, the currently dilapidated residential building “now is a great development opportunity for a magnificent condominium or grand single family conversion,” the listing states.
The nine-alarm inferno that ripped through the Back Bay building on March 26, claiming the lives of Boston Fire Lieutenant Edward Walsh and firefighter Michael Kennedy, is believed to have been inadvertently sparked by welders working in the back of the building.
Winds gusting upwards of 40 miles per hour in Boston at the time likely helped fuel the flames, Boston Fire Commissioner John Hasson confirmed at an April 4 press conference.
On April 22, multiple outlets reported a lawsuit had been filed on behalf of the owner of 298 Beacon St., which targets welding company D J Iron Works of Malden; Guiseppe Falcone, the company owner; and the owners of 296 Beacon St., Oliver Reality LP. The lawsuit, filed by Herbert Lerman, executor of the estate of Michael J. Callahan, alleges that welding work being performed at adjacent 296 Beacon St. was unpermitted.
