DALLAS (CBSDFW.COM) – House hunters have to pull the trigger quickly in today’s fast-paced market where many homes sell within hours, even weeks after for sale signs go up. But a “secret list” of properties for sale in the metroplex is helping average buyers land their dream homes.

At a time when buyers are paying premium prices, sellers such as the McGees are listing their 4,000 square foot property on a private Facebook page accessible to only about 500 Dallas real estate agents who quietly spread the word to select buyers.

“It keeps us from having multiple people coming through our home that might not be good candidates to buy it,” said Dallas homeowner Katie McGee.

Hip pocket listings, as they’re called, are not new but increasingly popular in affluent neighborhoods like North Dallas, Highland Park and Lakewood. Sellers who desire privacy or don’t want a parade of people in their homes can show it on their terms and take their time considering offers.

“It has snowballed into 60 percent of sales in some of the higher end sales,” according to Karen Luter, Allie Beth Allman and Association.

But some realtors have said “hip pocket listings” can put traditional home sellers at a disadvantage because they may not know what prices other nearby homes are selling for.

“You may be totally unaware of houses in your neighborhood maybe your own block that have sold off market,” said McGee.

If homes marketed on the “secret list” don’t sell after several months they usually end up listed in the traditional way. But many expensive homes in Dallas are currently listed using this exclusive approach.
