Tuscan-style villa in Croton, on sale for $1.925M

Sometimes a house has your name on it before you even step through the front door. Perhaps you’ve been driving by it every day and you suddenly see a For Sale sign in the front yard, or the luscious online listing ticks off every single item on your amenities list.

For Delia and Pat Gallo, it was a combination of the Web listing and the heady smell and look of the formal rose garden and climbing wisteria in full bloom when they arrived to look at the Tuscan-style villa on Bramblebush Road in Croton-on-Hudson. They had been living in a loft in Soho and it was time to get serious about raising a family.

“I was sold before we even started looking at the house,” Delia remembers. “They had the fountain on, classical music was playing, everything was in bloom.”

“We bought the house from the road,” Pat adds.

The 5,010-square-foot villa, which is known as La Quercia, was designed and custom built on an elevated part of Croton in 1930 for the industrialist William Timken.

It features a gracious front courtyard, stucco exterior and a clay tile roof. Inside, you’ll find Venetian plaster walls, deep arches, stone floors, soaring ceilings, built-ins throughout, and stained and leaded glass windows by Rohlf’s, the renowned third-generation glass company in Mount Vernon.

The Gallos have loved every minute of their four years in the house, but the space is just not working for their growing family. The house, despite its size, only has three bedrooms, and the Gallos already have two youngsters and a third on the way.

“Most of the space is in the living room, which we hardly use,” says Pat, a rap and hip-hop producer and musician whose production credits include DMX, Styles P, Jadakiss, Gucci Mane, Ace Hood, Sheek, Tyrese and French Montana.

He and Delia met in Arizona five years ago on a Maxim photo shoot with DMX, when Delia was working as a photo editor at the magazine. She now works freelance as a photo stylist, producer and editor.

“I love the property, I love the character, I love the windows,” Pat says. “There is nothing like this — the history, the story.”

But, he adds, “It just doesn’t work for us. We end up mostly hanging out in the sunroom.”

Plus, like many old houses with loads of charm, “the bathrooms are small, the closets nonexistent,” he says. And there’s no stand-up shower in the master bathroom, one of five in the house.

Reluctantly — because of how much they appreciate the style and craftmanship of the house and how much money they’ve poured into renovations and upgrades — he and Delia have decided to put their villa on the market. It’s listed for $1,925,000 with Peter Topping and Grace Di Palermo of Stetson Real Estate in Mamaroneck.

“It would be perfect for somebody with older kids or someone from the city looking for a summer house,” Delia says.

“We’ve toyed with an addition,” Pat says, but they didn’t want to ruin the architectural integrity of the Mediterranean villa. “I think we’ll build. We’ll either stay in Croton or go somewhere south of here.”

“We’ve done a ton of work on the house,” he adds. “Every owner has done things along the way.”

The previous owner redid the kitchen, adding stainless-steel GE Monogram appliances, Travertine floors and honed Carrara countertops.

The Gallos have installed a new generator, boiler and water heater, and they dug a new well. They added custom screens and storms in all of the windows, redid the copper gutters, and put in a new laundry room in the basement. In the elegant and stylish living room, they added a pair of 13-foot-high cabinets.

They have also invested an enormous amount of time, energy and money (and talent) decorating the house. “We’re both really into it,” Pat says.

Most of the furnishings are custom made and “so specific to this house,” Pat says. “Everything is for sale,” as part of the sale of the house.

Some of the views from the second floor are quite nice, especially from the large balcony off their daughter’s bedroom. “You can see down to the river on a very clear day,” Delia says. Their master bedroom has a pair of charming Juliet balconies, one over the courtyard, the other looking down on the rose garden.

The 3.76-acre property is very private and on a very quiet cul-de-sac. “Once the trees are in, you don’t see anything.” Delia says.

There is also an attractive in-ground pool in the huge back yard. And starting right now, the gardens are beginning to come into their glory. “Throughout the summer, from May to October really, this house just gets better,” she says.
