As the housing market fluctuates year to year, the Mount Desert Island real estate scene stays pretty steady.

“We always have people coming from out of state to buy the homes,” says Danielle Davis, Real Estate Agent and Owner of the Davis Agency in Southwest Harbor.

Davis has worked the MDI market for more than 30 years. She says she wouldn’t be in the business if it weren’t for the island.

“I just can’t imagine doing it anywhere else.”

So what could you get with an unlimited budget? We’ll go around the island and show you some very unique options.

Our first stop is a historical home in Southwest Harbor, owned by the same family for nearly 100 years. It’s set well off the road down a rustic drive.

“It’s 970 feet of very deep waterfront which is very difficult to find on the island,” Davis describes.

It’s a classic Maine cottage-style home listed for just over three million dollars, it has five bedrooms and definitely isn’t lacking charm. The kitchen is surprisingly roomy, and the view from the balcony is one-of-a-kind.

“A lot of those are harder to find these days because a lot of people buy them and tear them down and rebuild.”

Now if you’re willing to break the bank for this house, your three million dollars goes into that private beach and of course, those ocean views.

Davis says it’s usually easier to sell pricey homes, clients willing to drop a few million, she’s typically met or heard of.

“They have their own financing and just get in touch with their attorneys and that’s it.”

Our next stop is a farmhouse-style home in Northwest Harbor, with a water view and conveniently located near downtown– it’s listed at 3.3 million.

“Fred savage who was one of the noted architects in the area, redesigned it,” says Real Estate Broker Pat Dunham.

Pat Dunham has sold houses for 10 years on the island. The home has neighbors ranging from celebrities to senators.

“Oh it’s exciting. It’s never a dull moment,” Dunham says.

Unlike the cottage on the beach, this estately farmhouse is primed for year-round living.

“It’s made for elegant entertaining and enjoyment.”

8 Bedrooms make for easy hosting, and the sunny “garden room” could tempt even the thriftier millionaire. But that’s not all.

“There’s a butler’s pantry, there’s the cooks pantry, there’s the dining room, but there’s also the garden room with informal dining area,” Dunham lists.

For the area, the well equipped home is up there in price…

“You know it’s certainly not the highest.”

So maybe buying is a little out of your price range. What about a rental?

“As you can see it’s a very nice house very spacious,” says Davis outside a Southwest Harbor rental.

For 4,000 during the low season and 9,000 at high season you and your best can fill this 7 bedroom, 5 bathroom historical home for a week.

“For this size house, it’s normal.”

It’s on the water, has a private dock, and views of the harbor.

“It’s not too far from town, which they also like,” Davis says.

But what draws million-dollar home-owners and the common man like you and me is the natural beauty of Acadia National Park, ironically, a gift from a- pioneer of the gilded age. Thankfully, it’s accessible from both mansion and campsite.
