Curious what $1,725,000 million can buy you in downtown Ann Arbor?

A 4,644-square-foot loft above Four Directions on South Main Street was listed for sale for that price two weeks ago, as the market heats up for high-end condos in downtown Ann Arbor.

The condo, originally constructed in the 1860s and rehabbed by architect Carl Luckenbach in 2007, features two bedrooms, two-and-a-half bathrooms and a two-car garage.

There is original plank flooring, a stainless steel kitchen island, two wood burning fireplaces and a 500-square-foot outdoor patio. There is 1,000 square feet of finished space on the condo’s lower level.

The condo’s list price of $1.725 million, or $371 per square foot, makes it one of the most expensive residences for sale in downtown Ann Arbor. Condo sales downtown are heating up and sale prices at buildings such as Liberty Lofts, Loft 322 and 111 North Ashley are setting records this year.

Listing agent Jon Keller of Ann Arbor-based J Keller Properties said 211 S. Main will take the right buyer — it’s a historical space that’s been uniquely renovated.

Luckenbach listed the condo for $2.1 million in 2007, and the current owners paid $1.425 million in 2008, Ann Arbor property records show.

The condo has a 2014 assessed value of $467,300.

Two weeks after hitting the market, Keller said interest in the pricey downtown loft has exceeded his expectations. He’s had six showings of the property so far.

“This kind of felt like a six-month project to get it up and get it marketed,” he said. “We’re marketing it very hard, expecting for kind of the long-term response, but the response has been a lot more clustered.”

He added: “The market is definitely rebounding. Properties are selling for more and the interest rates are still low.”
