WHILE population figures might show a steady migration to the north, the most popular places to buy a house or unit are definitely in the southern states.
Pakenham, about 53km southeast from the Melbourne CBD is the most popular place to buy a house in Australia with a massive 806 changing hands in the past 12 months.
Close behind was Port Macquarie in New South Wales where 792 houses sold during the same period.
In all there were 23 suburbs throughout the country which had more than 500 house sales.
The majority of the top selling suburbs had low median house prices and were at least 12km from the CBD.
Queensland had only one suburb with more than 500 sales — Buderim, on the Sunshine Coast where 511 houses sold in the past year.

According to realestate.com.au there is plenty to choose from in the suburb with 267 houses currently listed for sale ranging in price from $345,000 for a three-bedroom brick home to $2 million plus offers for a house at Amaroo Drive with five-bedrooms, Ocean views and a heated swimming pool.
The highest number of house sales in South Australia was in Morphett Vale where 437 houses changed hands. The median house price in the suburb is an affordable $281,000. The highest priced home listed for sale in the suburb at the moment is $420,000.
Western Australia was well represented with five suburbs achieving more than 500 houses sales, including Canning Vale, in Perth, with a median house price of $582,750 and 616 transactions.
Properties on the market in Canning Vale at the moment include a three-bedroom house at 22 Arrowgrass Road which is listed for $1.295 million.

Rosebery in Palmerston had the highest house sale levels in the Northern Territory with 215 houses selling.
Supply is tight in the suburb with only 28 houses listed for sale on realestate.com.au priced from $485,000 for a three-bedroom house to $830,000 for a five-bedroom home which was built in 2010.
In the unit market Melbourne’s CBD overtook the traditional unit king, Surfers Paradise, for the highest number of sales in the past 12 months.
There was a massive 1185 units sold in Melbourne and 1167 in Surfers Paradise.
Ten suburbs in Australia achieved more than 500 unit sales with the majority of those in New South Wales, Queensland and Victoria.
Hobart was the smallest market with its best performer Sandy Bay where 93 units sold.
