Former Pizza Hut building on Washtenaw Avenue listed for sale by Reinhart … – The Ann Arbor News

YPSILANTI TWP. — For $349,000, you could be the owner of the former Pizza Hut location at 2407 Washtenaw Ave. in Ypsilanti Township.

The restaurant closed earlier this year in July, and the 2,600-square-foot, free-standing building was recently listed for sale by Reinhart Commercial Real Estate.

Bela Sipos, the listing agent, said that the building has only received two offers from potential buyers, but each was too low to consider for a sale.

“There are always the people out there that are looking for extraordinary deals, and because we’re so early in our marketing we want to give the market a chance to determine the value of the building. The first offers are from the guys who want to pick the building up cheaply,” Sipos said.

According to the Ypsilanti Township deeds database, the owner of the building is Atlantic Development Corp., based near Benton Harbor in Saint Joseph. Sipos said the owner owns several other Pizza Hut locations and fast food restaurants as well.

The Pizza Hut restaurant at 2704 Washtenaw Ave. in Ypsilanti Township closed earlier this year in July, and the 2,600-square-foot, free-standing building was recently listed for sale by Reinhart Commercial Real Estate.

Sipos added that he is confident in the building’s selling potential and that he isn’t discouraged by the fact that other properties near the former Pizza Hut have long sat vacant and undeveloped.

“It’s going to take the right person to come along and buy it. It’s a building that is primed for a user and most probably another restaurant,” he said.

The building has 2,340 square feet of restaurant area, and the rest is a dedicated storage and refrigeration space. The property also includes 154 feet of frontage along Washtenaw Avenue.

When it closed earlier this year, customers were directed to another Pizza Hut location on Carpenter Road.
