The 332,000-square-foot Albuquerque Office Complex, formerly listed for lease, is now being marketed for sale at $9.3 million.

The 22-acre complex has operated as the headquarters for Presbyterian Healthcare Services, which is eventually moving to new digs in the North I-25 corridor.

The lease had been listed by the Albuquerque office of Colliers International, but the building owner has hired a team at Sperry Van Ness/Walt Arnold Commercial Brokerage for the sale listing, Sperry officials said.

CommonWealth REIT, one of the largest office and industrial building owners in the country, owns the Albuquerque Office Complex, along with Albuquerque’s 500 Marquette office building. CommonWealth and Rosemont Realty are two of the Albuquerque area’s biggest office landlords. The Albuquerque Office Complex property is managed by Reit Management Research LLC.

The Sperry Van Ness team consists of senior advisers Patti Peixotto, Joel T. White and Hunter Greene. The three are investment specialists who recently left CBRE’s New Mexico office.

Peixotto said CommonWealth decided it doesn’t want to be a landlord on the property anymore.

“Every owner has to determine an exit strategy,” she said. “We’re now looking for users — for investors with tenants in tow.”

Each of the four buildings that comprise the complex has its own address. They are: 2301 Buena Vista Drive SE, 2501 Buena Vista Drive SE, 1801 Randolph Road SE and 1801-A Randolph Road SE. The complex is an office and data center spread zoned to allow for a variety of general office and industrial uses. The trio said the buildings have been well maintained and recently renovated.
