Buyers for million-dollar homes are scarce
Homeowners in Chesterfield County are continuing to put million-dollar homes on the market, but they aren’t selling very quickly.
Eight homes are currently listed for sale in the county at prices of $1 million or more, according to Multiple Listing Service information provided by the National Association of Realtors. That’s the same number that were being offered when the Observer last reviewed the million-plus real estate market in November 2012.
However, of the million-dollar homes offered for sale at that time, none has sold.
In fact, the last time a home in the county sold for more than $1 million was September, when a 5,200-square-foot house in the Bexley subdivision changed hands for $1.2 million. Four other homes sold above the million-dollar mark earlier in 2012.
So far this year, the highest price paid for a house in the county was in March, when a buyer paid $902,000 for a 5,200-square-foot, four-bedroom, five-bathroom home in the Hallsley subdivision.
Two of the homes that were listed above $1 million last November are still on the market. All of the other six have been delisted, but others have since been placed back on the market.
Currently, the highest asking price is $2 million for a four-bedroom, five-bathroom, 7,700-square-foot home sitting on 3.27 acres along Huguenot Springs Road near the Powhatan County line. It features a two-story garage, a swimming pool and four fireplaces, among other amenities.
Three of the million-dollar plus homes currently listed are in the Chesdin Landing subdivision in the south-central area of the county. The priciest of the three, at $1.775 million, offers four bedrooms and five bathrooms in a 7,200-square-foot house overlooking the lake.
Several of the high-end properties offer sizable parcels of land to go with the big houses. An estate on Beach Road available for $1.6 million includes 36 acres to go with the 6,000 feet of interior space, which features five bedrooms and five bathrooms.
Another substantial property on Clayville Lane in Moseley offers 35 acres and 8,000 square feet of living space, but only four bedrooms and four bathrooms. The asking price is $1.5 million
Also in the Moseley area, a 23- acre property on Moseley Road is being offered for $1.4 million. It features almost 8,700 square feet of space, six bedrooms and six bathrooms.
The remaining million-dollar home listing is in the Founders Bridge subdivision off Winterfield Road. The 7,000-square-foot, fivebedroom, six-bathroom home is on a 0.62-acre lot and can be yours for $1.4 million.
The total number of million-dollar homes might have been higher, but the decline in real estate prices since the 2007-09 recession means that some houses that would have been valued above the sevenfigure level a few years ago are currently in the upper-six-figure range today.
