Less than five years ago, Devin Piscitelli, the CEO of AAkron Rule, purchased the empty lot at the corner of Middlesex Road and Lincoln Parkway for $425,000. He engaged the serves of Natale Builders to build a 4 bedroom, 5,600 square feet custom home that was completed at the end of 2009.
Now, just a few years later, Piscitelli is looking to sell.
Two months ago, he put the house on the market with a listing price of $1,724,999. At the time, it was the most expensive house listed for sale in the City of Buffalo. After a couple months with little to no action, the price has been cut to $1,649,000. At this new asking price, Piscitelli is hoping to sell his new build for $294 per square foot. That’s a steep premium to other recent sales in the Delaware Park neighborhood.
171 Middlesex Road sold for $155 per square foot in 2010. 150 Middlesex sold for $160 per square foot in 2010. And 82 Middlesex sold for $167 per square foot in 2010. And, of course, the Miller Mansion, which is directly behind 186 Middlesex Road, sold for $1.7M in 2010 which represented $130 per square foot for the 13,000 square foot stone mansion. The highest per square foot trade in the Delaware Park neighborhood was Joe Bueme’s purchase of 62 Middlesex in 2010 when he paid $231 per square foot for the Louis Surdam House at the corner of Middlesex and Meadow.

186 Middlesex is now the most expensive house for sale in the City. The 10,000 square foot brick mansion at 245 Nottingham Terrace, which was originally listed for $2.15M in 2010, is now listed for $1.495M.
