Patriot Industrial Works, an industrial facility totaling 1.4 million square feet, has been listed for sale with Cushman Wakefield’s capital-markets group.
Patriot Industrial is on Continental Boulevard in southwest Charlotte. It is the former home of Continental Tire North America’s manufacturing and distribution facility and recently leased most of its remaining space, approximately 253,000 square feet, to Snyder’s-Lance Inc.
The property, owned by Patriot Equities, is 98% leased. Tenants include Snyder’s-Lance, Continental Tire and Snap AV, according to marketing materials. The property includes a 25-acre vacant development site that can accommodate two new warehouse buildings totaling 270,000 square feet.
Stewart Calhoun, Scot Humphrey, Samir Idris and Chris Norvel are marketing the property. Calhoun and Idris are based in Atlanta with Cushman Wakefield. Humphrey and Norvell are based in Raleigh with Cushman Wakefield | Thalhimer, which recently hired Bill Simerville to lead its capital-markets business in Charlotte.
Thalhimer and Cushman Wakefield advised The Keith Corp. on the $84 million sale of nine industrial buildings, mostly in the Charlotte region, late last year.
