Hancock Plaza Building up for sale in Pascagoula for $1.65 million

PASCAGOULA, Mississippi — Pascagoula’s 1960s landmark Hancock Plaza Building has been listed for sale, according to Mark Cumbest, broker/owner of Cumbest Realty in Jackson County.

The 34,620-square-foot, 4-story building at 3207 Magnolia St. has housed Hancock Bank on its first floor for years.

Cumbest has it listed for $1.65 million.

“When this building was built, it used to have these blue window louvers that caught your attention,” Cumbest said. “It was an attractive building. On the very corner, there was what the architects called a decorative corner-mounted blade sign that said ‘Pascagoula-Moss Point Bank,’ which merged with Hancock Bank.”

The building, which sits on 1.8 acres of land, was designed by St. Louis, Missouri-based Bank Building and Equipment Corp. of America architect Perry C. Langston.

Hancock Bank will be moving out of the building once its new location on U.S. 90 is completed, but there are also tenants on the second, third and fourth floors.

“Some have been there for quite some time,” Cumbest said. “And there are some vacancies.”

Over the years, the downtown building has been home to a number of attorneys, real estate companies and even the FBI.

The property is being sold by Magnolia Professional Center LLC, which is owned by a Biloxi couple that also owns First Corporate Center LLC.

First Corporate has also listed with Cumbest the 1968-era Pascagoula Professional Building at 1126 Jackson Avenue for sale.

The list price is $1.59 million.

That 35,200-square-foot, 4-story building, also known as the Millette building, sits on 1.28 acres and houses The First bank on its first floor.

“Those are 2 of the largest office buildings in Pascagoula,” Cumbest said of the listings. “They were both very dramatic designs for those days, and they were state of the art.”
