Machine Flats, a Camp Washington apartment conversion developed by Middle Earth Developers in 2005, has been listed for sale by Marcus Millichap for $2.7 million.

The 60-unit, four-story building on Colerain Avenue is adjacent to the American Sign Museum. At the asking price, the apartments are valued at $45,000 each. The mostly one-bedroom units range in size up to 1,162 square feet and rent for $700 to $1,300, according to a Marcus Millichap brochure. The building is about 80 percent occupied.

The Machine Flats complex, including the American Sign Museum building, was redeveloped at a cost of $7 million in 2005, according to the Urban Development Fund, which financed the project. Middle Earth turned over the property to Urban Development Fund in late 2011, according to Hamilton County auditor’s records.

The long-vacant Crosley Building is around the corner on the same block.
