Dallas-Fort Worth home sales gain 14 percent in February

North Texas existing home sales continued to gain momentum in February, increasing by 14 percent from a year ago, according to the latest report from the Texas AM Real Estate Center.

The high number of sales suggests a recovering housing market here. But homes are also selling faster because there’s less inventory to choose from, the report shows.

Last month, 5,325 homes were sold in the 29-county North Texas region. The median price was $155,000, an 8 percent increase from a year ago, likely the result of fewer homes being listed for sale.

Locally, sales were particularly strong in central west Arlington, Kennedale and with condo sales in downtown Fort Worth.

Homes are selling, on average, within 74 days of being listed, a 20 percent decrease in the number of days in February 2012.

Currently, 21,911 homes are listed for sale, 21 percent less than a year ago, the report said.

The number of new listings remained flat, the report said.

For the first two months, home sales remained 17 percent ahead of the same time period of 2012.

The Real Estate Center compiles its data from the Realtor-supported Multiple Listing Service.
