Best spots around the country to buy and sell property revealed

BUYING and selling property is no mean feat, with where and what to buy among the most crucial decisions.


New research from Australian Property Investor reveals the hottest spots around the country, using a combination of the areas most searched for on realestate.com.au and the lowest number of days on market.

In New South Wales, Sydney’s northern beaches proved popular for property hunters, with Allambie Heights, Freshwater and Normanhurst the top three spots.

For buyers, Enmore in the city’s inner west was a true hot spot with houses listed for just 19 days on average before being snapped up. Neighbouring Alexandria and Erskineville had an average of just 39 and 43 days respectively.

Melbourne’s inner city suburbs like Clifton Hill and Fitzroy North were the most sought after by property hunters, with The Basin and Croydon Hills the fastest spot for sales with houses spending just over a month on the market on average.

Queensland’s most searched suburbs include Holland Park and Stafford Heights in Brisbane, while Bokarina on the Sunshine Coast tied with Mount Gravatt as the fastest selling area with 38 days on market.

Australian Property Investor’s Kieran Clair said major infrastructure projects were driving sales in the Sunshine State, with a major hospital at Bokarina fuelling the perception of it as a good place to invest.

“It was really surprising when Bokarina came up…Queensland is a notoriously slow market at present,” he said.

“[But] it’s the home of the Sunshine Coast University hospital which is a major project for the location. It’s not a particularly big suburb so anything that comes on to the market is getting snapped up quickly.”

South Australian homes were much slower to move, with properties in Thebarton taking 60 days on average to sell, while Camden Park houses were sold after 71 days.

Western Australia’s most searched for areas include Lockridge, Redcliffe and Ferndale, while Craigie was the fastest selling with 30 days on market.

The figures come after the Real Estate Institute of Australia’s Housing Affordability Report showed house prices are at their lowest level in three years, due to a combination of rising incomes and low interest rates.
