More affordable houses for Johor

JOHOR BARU: PRIME Minister Datuk Seri Najib Razak will announce more affordable housing projects in Johor under the 1Malaysia People’s Housing Scheme (PR1MA).

PR1MA chief executive officer Datuk Abdul Mutalib Alias said the announcement would be made today.

“The PM will also draw the first lot during the balloting process for the 201 PR1MA houses in Nusantara Prima at Dewan Raya Bandar Putra Kulai tomorrow (today),” he said during a briefing on the balloting process here yesterday.
Mutalib said, based on figures from the Statistics Department in 2009, Johor Baru was among the top three favourite locations, along with Kuala Lumpur and Selangor, among middle income earners with 60 per cent of them choosing the three locations in a survey.

He said the PR1MA houses in Nusantara Prima, which were much sought after, were developed by Denia Development Sdn Bhd on a piece of land owned by UEM Land Holdings Bhd.

Mutalib said there were 1,315 applicants for the housing project of which 1,073 have never owned a house, while the rest had already purchased their first house.

“Based on this figure, the lot will be drawn with a 4:1 ratio, meaning four will be for those who have yet to own a house while one will be those who already own a house.
 “After that, successful applicants will have the priority to choose their unit based on the sequence of lots drawn.”

He said  another 201 names will be drawn to be placed in a reserve list.

“Successful applicants will then proceed to choose their own financial institutions.

“If they are not eligible for financial assistance or choose to reject the PR1MA house offers, the offer will go to those on the reserve list.”

Mutalib said this would also apply to those not abiding by the 10-year moratorium of staying in the house.

However, those  pursuing their studies or facing  a work transfer could  rent out the house.

“However, we have already taken into consideration the workplace and where the applicants reside.

 “The aim of PR1MA is to benefit those who are in need of a house in that area, regardless of race.”

Mutalib said the houses were all priced at RM199,000 except for corner lots.

The maximum price for type 2A houses, measuring 1,384 sq ft is RM308,000 and the type 2C houses measuring 1,392 sq ft will cost RM280,000.

He said the balloting process will be audited by KPMG Management Risk Consulting Sdn Bhd, adding that those who are selected will have their names listed in http://www.prima.my a day after balloting process.

“After a week, they will be notified via mail to prepare for documentation.

“Sixty days later, the offer letter will be given to the successful applicants for them to choose their unit and to complete the sales and purchase agreement,” he said.

Also present at the briefing were Denia Development chief executive officer Datuk Zamani Kasim and KPMG executive director Mohd Khaidzir Shahari.
