It is being listed for $95 million, as a co-exclusive by Kathy Sloane of Brown Harris Stevens and Dolly Lenz of Prudential Douglas Elliman. Because the apartment is full-floor, it can be accessed from three of the building’s attended elevators.
The apartment has an estimated 7,000 square feet and an additional 2,000 square feet in outdoor space. Two sweeping terraces run the width and the length of the apartment at the corner of Fifth Avenue and 59th Street.
The expansive south-facing terrace has views of the Plaza Hotel and the Empire State Building. The west terrace faces Central Park. The master bedroom has a smaller but still substantial terrace facing north. The unit has seven bedrooms, seven baths and two half baths. The listing comes with two staff rooms on separate floors.
The owner, Gilbert Haroche, is a founder of Liberty Travel. Ms. Sloane said the owner had acquired several apartments to create the full-floor unit and had spent two years renovating the space. She said he and his family had other homes and “as life proceeds it’s important to adapt.”
The listing comes after the recent $70 million sale of a duplex penthouse above the Ritz-Carlton, the $88 million sale of a penthouse at 15 Central Park West, and the recent contract for another penthouse at One57 for more than $90 million. All those sales were in condominiums.
The most expensive co-op sale to date, according to Ms. Sloane, was a $52.5 million apartment on Park Avenue this spring. But that unit, she noted, did not have the hotel amenities, expansive terraces or stunning views that this one has.
The Sherry-Netherland was built in 1927 as a luxury hotel and converted into a co-op in the 1950s, with some units remaining hotel rooms costing as much as $1,200 a night. For the approximately $54,000 a month in maintenance fees that come with this apartment, new owners would receive daily housekeeping and turndown service, 24-hour concierge, and room service from Harry Cipriani, the glossy restaurant downstairs. Notable residents have included Diana Ross and Charlie Rose.
In addition to a large living room and a kitchen with professional-grade appliances including warming stoves, the apartment has a library with a mahogany wet bar; a solarium; a hallway of closets that leads to the master bedroom, which has its own terrace; his-and-hers private baths and walk-in closets; and a guest suite with two bedrooms, two baths and a small kitchen.
For $95 million, Ms. Sloane and Ms. Lenz, high-profile brokers who normally compete for big-ticket listings, have teamed up. “We have aligned interests,” was how Ms. Lenz put it.
