Million Dollar Listing LA Recap:Unrealistic Expectations

Last week on Bravo‘s Million Dollar Listing LA, Josh Altman, Heather Bilyeu, and Madison Hildebrand got into an argument at an open house hosted by Josh Flagg. Despite being fired, Heather is seeking $7,000 in commissions from Madison. With her boyfriend egging her on, Heather loudly confronted Madison in front of Josh’s guests. And, the worst part, she wasted perfectly good wine in the process! Josh Flagg was mortified. The feud is far from over. Keep reading to find out what Madison does this week to inflame Josh Altman.

After the public fight, Madison Hildebrand served Heather Bilyeu with a cease and desist order. Basically, Madison says he was forced to take action against Heather for publicly embarrassing him and, later, contacting his clients. When Josh Altman finds out about the order, he storms out of his house and takes off in his car, looking for Madison. Josh calls Madison a “whiney a**hole.”

Josh finds Madison at an open house. Madison is like, “go away!” Sometimes, Madison sounds like he’s whining. This whine – I don’t blame him one bit.

According to Josh, Heather is very upset by this turn of events. It’s hard to tell exactly how Josh feels. One minute he acts seriously mad, then next minute he acts thoroughly amused. I guess he’s both. He obviously doesn’t take Madison seriously, as a person or an agent, so he’s trying to intimidate Madison into leaving Heather alone.

Josh tells Madison, “Me and you – we have our differences. I don’t like you. You don’t like me. It’s not that big of a deal.”

Madison, rocking the skinny green jeans, agrees with Josh so far. Josh continues, “I’m more here for Heather. I don’t like to see her upset. She got your letter. The whole thing is bulls**t.”

Madison tells Josh that high-end realtors don’t throw drinks at people. As a professional, Heather embarrassed him.  Josh tells Madison the cease and desist move is laughable. He again tells Madison to pay “his girl” the $7,000 he owes her. Madison holds firm, insisting he does not owe Heather anything. Josh warns Madison that he doesn’t want to be known around town as the one who doesn’t pay his assistants.

Madison doesn’t seem fazed. Madison says he has zero respect for Heather’s “big-mouth boyfriend.”  He cannot fathom why Heather sent Josh, of all people, to fight her battle.

After dealing with that, Madison deserves to sell a house this week. And he does! Last week, Madison secured a listing in the Pacific Palisades. Madison listed the house for just under $7 million. Although, Madison made it very clear to his client Chris that this price was high for the market. Madison brings an offer of $5.5 million back to Chris. Chris is thinking what I’m thinking – is he serious? That’s not even in the ballpark. Chris is frustrated. Madison agrees, the offer is way too low, but he reminds Chris he originally suggested a list price between $6 and 6.5 million. Madison asks Chris to lower his price, then counter. Chris agrees.

Lowering the price does bring new interest but no new offers. The first potential buyers increase their offer to $6 million. Madison goes over the offer with Chris. Chris is concerned about Madison, asking if he’s more interested in a quick commission or doing what’s best for his clients. Madison says, when he makes suggestions, he hasn’t even factored himself in the equation. The fact of the matter is, the market is down. Madison says, ‘The market does not lie.” Chris reluctantly accepts the deal.

Meanwhile, Madison’s best buddy Josh Altman, is on his way to a listing meeting in Hermosa Beach. He crosses paths with Heather on his way out the door. Heather is bathing one of her dogs, because it rolled in poop, and she playfully squirts Josh with the hose. Josh whines about his foreign and expensive suit and shoes. When Heather finds out he’s headed to the beach in that suit, she recommends he change. Nobody sells real estate in suits at the beach, she insists. Now wearing a pink polo shirt and jeans, Josh rings the door bell of his potential new client. John opens the door – wearing a suit. Hilarious! Why would Josh ever take any advice from Heather? When it comes to real estate, Heather isn’t in the same league as Josh.

The house is one block from the beach. The inside features top of the line everything. Client bought the house for $2 million two years ago. He now wants to sell if for $4 million. Josh bursts his bubble. The house is only worth $3.3 million, he insists. Josh lays it out there – the house does not face the ocean, the market hasn’t increased in two years, and just because he put nearly $1 million into the interior doesn’t mean he’s going to get that back. Josh throws him a bone. If they list at $4 million, there needs to be a hook. Josh suggests selling the house completely furnished, making it 100% turn-key ready.

John agrees. He adds, “You’re the expert… But, where I come from, real business men wear suits.”

Josh knows John’s expectations are unrealistic. Consensus from other agents and potential clients is that the house if priced too high. Josh needs to talk to John. John pulls up in a limo, lowers the windows, and says, “Get in.” Josh tells John, price has to be $3.4, or he walks.”

There’s an offer on the table for $3.1 million. Josh cuts them off – it’s too low. A quick call to John gives Josh permission to sell the house for $3.2 million. They make a deal for $3,225,000.

Josh Flagg secures a listing on the esteemed Rodeo Drive. While the location is to die for, the layout of the house has been altered. There’s only one second floor bedroom, and this is going to alienate huge chunks of potential buyers. Not only that, the owner will not allow any open houses. Josh must show the house through private showings only. Josh is forced to reach out to other agents via email. Josh felt the house was worth $2.8 million; however, the client demands $3 million. Another client with unrealistic expectations. They list just under $3 million.

Josh Altman shows up, Josh Flagg opens the door and says, “I nailed all the furniture down so you and your girlfriend don’t throw it.” Josh tells him good news –  I blessed your open with my presence, automatically giving it more buzz. Then Josh Altman snarks, “Come on, you’re never going to sell that thing (he did lease it!)?” Josh says, “It’s nice to see you too.”

Josh wakes up for the day. I love seeing Josh’s slippers all lined up in a perfect row. That day’s choice was animal print.

A fellow agents comes through with an offer –  all cash, 17-day close, and $2.9 million. Great offer. It’s a deal.

Colton takes Josh to a gym to work out with a trainer. His facial expressions throughout are comical. The trainer asks him what he thinks about the workout. Josh says, “Interesting.” Trainer asks, “Are you going to come in again?” Josh says, “I’ll call you.” Josh is thinking, “Oh hell no!”
