Many Attached Homes Open Sunday, Including 2 Dickinson Road

This weekend’s open house tours on Sunday highlight Bernards Township’s many multi-family and attached housing options, with homes in Society Hill or The Hills, Spring Ridge or other large housing developments.

Of course there also are a number of single-family homes for sale, in a variety of styles and sizes — and from multiple eras, whether a 1940s Cape Cod, or a Colonial dating back to circa 1900.

The market in this area continues to remain fairly active even in the midst of summer, with houses continuing to go on — and to come off the market.

Jim Weichert, president of Weichert Realtors, earlier this month offered the argument that homeowners who are selling and “trading up” can come out ahead in this market even if the home they are selling has declined in price.

“Take for example a homeowner who paid $200,000 for a home several years ago. If prices in their market declined by 10 percent, they would experience a $20,000 loss upon the sale of their home. However, if they are also buying a larger home that had cost $400,000; they would now benefit from a $40,000 savings on their purchase. This is a $20,000 gain in overall equity as a result of moving up.”

Weichert also contended that as prices presumably rise, this same trade-up buyer will see a greater appreciation in their new home than their previous one.

The measure of home affordability is higher at the same time interest rates are at record lows, Weichert said.
