House of Blues goes on the market

The House of Blues Dallas has been listed for sale at a price of $17.9 million. The listing is with Marcus Millichap Real Estate Investment Services . Last year the property was listed for sale at one time for $18.5 million, but there were no takers at that price. The Dallas County Appraisal District lists two accounts for the address, 2200 N.Lamar. One account, which is shown to be owned by Laws Street Land LP, is appraised at $2,454,130. The Dallas Morning News reported that the owner in reality is Ross Perot, Jr.’s Hillwood Development Company, which converted the circa-1920s White Swan Building into the House of Blues in 2007. David Newsom, Hillwood’s chief legal officer, is the registered agent for Laws Street Land LP. Also listed at the same address, DCAD shows an account owned by Live Nation Inc, with the legal description reading “Personal Property, House of Blues Dallas”, which is appraised at $1,847,000. Any way that you add the numbers up, it comes up far short of the nearly $18 million being asked for the property.There is another commercial property listed for sale on the same street several miles away at 4600 S. Lamar, listed for $149,900.

The House of Blues has thirteen concert venues with restaurants. Nine of these locations have the exclusive members only VIP Foundation Room, which has it’s own restaurant, bar, and concert stage. The first House of Blues, located in Cambridge, Massachusetts was originally financed by Dan Aykroyd, Aerosmith, Paul Shaffer, River Phoenix, James Belushi and Harvard University among others. In 2006 Live Nation, the largest live entertainment company, acquired the House of Blues.

The House of Blues in Dallas is located on Lamar, at the crossroads of Dallas’ West End and Victory Park. The Music Hall at the HOB has a capacity of 1,600. There is also a smaller concert stage in the Cambridge Room with a capacity of 300, and a yet smaller music stage in the restaraunt. The Foundation Room has a stage of it’s own as well. The House of Blues is ready to accomodate any size of crowd. 

There is no need to worry if the Dallas House of Blues will be closing it’s doors – the building is leased to the House of Blues Dallas Restaurant Corp., which is guaranteed by Live Nation Entertainment Inc. The current lease was recently extended for 15 years. If you have not attended an event at the House of Blues, you really need to check this venue out. It is one of my favorite places in town to see a concert. You can get up close to the artists, the staff is very friendly, good drinks, easy parking, what more could you ask for? The weather that we have been experiencing lately makes you appreciate the House of Blues even more – it is so much nicer than having to miserably suffer in this heat just to hear a favorite band.
