A June home-sale report released Thursday by the Regional Multiple Listing Service showed 118 homes sold in June. Buyers and sellers reached agreements for another 120 homes, 23.7 percent more than a year earlier.

At the last three months’ sales rate, it would take only 2.8 months to sell all 334 homes on the market. That supply has slipped from 502 listed for sale a year ago.

Despite the demand, sale prices were essentially flat over the last three months compared with the same period a year earlier. The median sale price for the month was $357,000.

Homes sold during the month spent an average of 102 days on the market, about two weeks longer than a year earlier.
