Listed Property sector landscape with Leon Allison Part 2

The listed property sector remains heavily influenced by the underlying movement in bond yields with the strong relationship between the two asset classes persisting through the underlying volatility in yields and lack of direction from the direct property market.

Over the past six weeks, nine counters – making up over 60 percent of the R155 billion SA Listed property sector – reported results for the six-month period to December 2011. Together, they delivered a market capitalisation weighted average distribution growth of 6.6 percent, compared to the same period to December 2010.

The South African listed property sector consists of 5 Property Unit Trusts (PUT’s) and 20 Property Loan Stocks (PLS’s). These are companies that manage a portfolio of properties, across the various sectors of the economy – retail, office and industrial. There is a very small residential component.
