Accomplished home offers village charm

The Gables, at Iron Acton, South Gloucestershire, is described as a delightful Grade II listed village house with enclosed gardens of over one acre and currently arranged with a self-contained wing. It is being marketed by agents Knight Frank.

The village of Iron Acton is a popular village which is centred along the High Street which at one point was the main road before the construction of the B4058.

The village contains a thriving primary school which has a typical Victorian school building, and the 14th century Church of St James the Less which has a long association with the Poyntz family who were at the core of Iron Acton’s history.

The parish hall is at the hub of village activity and there are three public houses, including The Lamb Inn, an old coaching inn dating from before 1690 and it is believed that William and Mary once stayed there. The village green is well known for the traditional May Day celebrations held there each year.

The property is five miles from Bristol Parkway which provides a direct train service to London Paddington and the motorway network is accessed from junction 19 of the M4 (five miles), junction 18 of the M4 (eight miles) and junction 14 of the M5 (ten miles).

The Gables is a delightful double fronted house with stone elevations under a tiled roof. There are three gables on the second floor hence the name of the property and the mid 18th century porch is flanked by two ground-floor bay windows.

The property was extended in the 19th century and has been adapted to incorporate West Gables, an attached wing which forms separate accommodation. West Gables could easily be incorporated back into the main house, with the entrance hall and first floor landing of the main house reconnected with the sitting room and en-suite shower room of bedroom 2 in West Gables.

The current accommodation includes The Gables which is accessed by the entrance hall, flanked by the dining room and sitting room. Both rooms have panelling to dado height, detailed fireplaces and look across the front gardens. The dining room also has delightful shelf alcoves with cupboards, either side of the fireplace.

Beyond the sitting room is the garden room/rear hall which has doors leading to the terrace and gardens, access to the cellar and the studio. This room is ideal for artists but could equally be well suited for those wishing to work from home or as a play room. Further accommodation on the ground floor includes a kitchen and drawing room with double aspect, full-height French doors leading to the terrace and gardens, a fireplace and coving.

At first-floor level, The Gables has three bedrooms and a family bathroom. The accommodation extends to the second floor where there are two further bedrooms, one of which has an ensuite bathroom.

Attached to the rear of the property and originally forming part of the main accommodation is West Gables. This accommodation is accessible from the lane in to the sitting room with a flagstone floor, double aspect, fireplace and staircase to the first floor. Beyond is the kitchen/dining room with a range of fitted units, views and access to an enclosed terrace.

The flagstones continue from the sitting room into this room.

At first-floor level there are two bedrooms, one with en-suite shower room, a family bathroom and a separate cloakroom. The property is approached off a quiet lane into a large parking area where there is a former stable and coach house.

The gardens are a particular feature of the property and over the years have been carefully designed and cultivated to include ‘rooms’ within the grounds, partly achieved with an interesting wall which runs through the middle of the grounds.
