Estate sale is tops for San Clemente

A Spanish Colonial style property built in 1927 sold last week for $3.175 million, according to listing agent Bluey Miller of Keller Williams OCC Realty and the Multiple Listing Service.

So far, this sale marks the highest-paid home sale in San Clemente for the year. It also ranks the transaction at the seventh-highest priced MLS-listed home sale in the last two years and the eighth-highest in the last three years, according to public records.

Located on Elena Lane close to the beach in San Clemente Southwest, the property has a main villa and two large guest casitas totaling in six bedrooms, two full bathrooms, four ¾ bathrooms and 5,600 square feet of living space on a 14,000-square-foot lot.

The estate sold for $567 per square foot.

Miller said for the buyers it was “love at first sight” when entering the property’s gardens, tucked behind a gate protecting the property and offering privacy.

Per the listing description:

“Huge Price reduction. Seller very motivated! Transport yourself into a long lost era of romance and Spanish splendor as you enter through the double gates to this unique estate. Stroll down brick walkways, pass formal gardens and flowing ponds. Step up to a home that basks in historic charm, yet is tastefully appointed with modern amenities. The main villa boasts an expansive living and formal dinning room, which overlooks a private courtyard with outside fireplace. This grand estate features two large casitas, great for entertaining. Can be used as a vacation rental. Located just a short walk to San Clemente Pier. A property like this is a rarity on the market.”

This transaction was executed by seller’s agent Bluey Miller of Keller Williams OCC Realty and Carole Meikle of Engel Volkers and buyer’s agent Jennifer Purzycki of Century 21 OMA.
