The three main issues for the property market in 2012 are falling household incomes, mortgage market restrictions and the risk of rising interest rates. For those with access to equity there will be considerable opportunities.
Stratford-upon-Avon, Warwickshire (PRWEB UK) 23 January 2012
The Cotswolds has long been a property hotspot with its honey coloured stone houses and attractive villages.
Just on the edge of this area, the villages of Evesham, Abbots Salford and Welford on Avon offer hidden gems of quality Cotswold property without the traditionally high prices of their neighbours.
Knight Frank’s Stratford upon Avon office is currently marketing a number of attractive Cotswold properties in these locations.
Rupert Wakley, partner and head of the Stratford upon Avon estate agents comments:
“The three main issues for the property market in 2012 are falling household incomes, mortgage market restrictions and the risk of rising interest rates. For those with access to equity there will be considerable opportunities. There are some superb properties out there which in a few years time will look like canny investments.”
The Croft is a substantial Georgian townhouse set on the outskirts of Evesham and one of those canny investment opportunities.
This period family home dates back to 1890 and sits well back in a substantial plot of around 0.5 of an acre with views towards the Cotswold escarpment.
There is a light and spacious drawing room; dining room with sash window, open fireplace and wooden floors; separate sitting room, study and kitchen/breakfast room on the ground floor and six well propportioned bedrooms upstairs.
Outside there is a coach house which has been converted to games room/workshop, but could easily be converted to a home office or ancillary accommodation, subject to the necessary planning consents. The Croft is being marketed with a guide price of £699,000.
Also on the edge of Evesham is 70 Greenhill, a handsome six bedroom Grade II listed Georgian townhouse. The house has been refurbished and reconfigured throughout to create a beautiful family home with elegant rooms. Many of the original features have been retained including sash windows, cornicing and architraves.
On the first floor there is a master bedroom with en suite bathroom, bedroom two and family bathroom. There are three further bedrooms and a family bathroom on the second floor. Outside, the walled gardens create a private area for entertaining. There is a recently constructed double garage and ample gated parking. 70 Greenhill is being marketed with a guide price of £745,000.
Further north of Evesham is the pretty hamlet of Abbots Salford where Knight Frank are selling The Red House, a commanding Grade II listed, three storey Georgian former farmhouse, dating back to the early 1800s.
The property has high ceilings, large sash windows and an abundance of character details including flagstone floors, panelled doors and moulded ceilings. Accommodation on the ground floor includes three reception rooms and a spacious kitchen/breakfast room which provides a great space for modern family living.
There are four good sized bedrooms on the first floor, three of which have en suite bathrooms. To the second floor is a master bedroom suite with a large en suite bathroom and separate dressing room and a further bedroom. Outside, steps lead up to a raised garden, mainly laid to lawn with herbaceous borders and a patio area adjacent to the house with access to the kitchen/breakfast room. The Red House is being marketed with a guide price of £675,000.
“Fashionable areas such as the north Cotswolds and the town centres of Stratford upon Avon, Warwick and Leamington Spa are seeing the strongest demand,” Wakley comments.
“The key to recovery is a realisation that prices have to adjust to market forces. With a quality property, shrewd marketing and an experienced team, a good result is possible.”
