Looks like $3 million was the final answer for Regis Philbin’s Greenwich home.
Philbin’s 6,000-square-foot home at 38 Meeting House Road — one of two owned in town by the retired TV host and his wife Joy — has sold for $3 million, according to town records. The home was originally put on the market in 2008 for $5.9 million and re-listed for $3.8 million in July. It sold on Sept. 2, 2011, to Raymond and Yanina LaChance.
Philbin, 80, who left his ABC show “Live! with Regis and Kelly” in November, purchased the home 20 years ago and reportedly moved to another one in town a few years ago.
Raymond LaChance, who had been renting in Greenwich for about a year before purchasing the home, which he and his wife plan to renovate, said he learned through research that Philbin was the owner.
“It was kind of neat, but it certainly had no bearing on our reason to buy the home,” LaChance said. “The property was the important factor.”
The four-bedroom Colonial sits on a six-acre property near Mianus River State Park and includes a pool, tennis court and gazebo. The floor plan includes an eat-in kitchen, a formal dining room, a library with a wet bar, and two family rooms, one of which is adjacent to the kitchen.
Julianne Ward, a broker with Prudential Connecticut Realty, said the length of time that it took for the home to sell indicates that the price has to be right in today’s market.
“I think that’s just an example where people were not at the right price for the market,” Ward said. “It just took a while.”
In a show last spring on which Philbin interviewed 96-year-old Greenwich resident Helen Weisner, the host bemoaned the dropping value of the house.
“I bought at the top of the market, but now I just want to sell the house that I loved so much, ” Philbin said. “I loved that house. Why did I move?”
Two vacant houses on the street have held down the value of the Philbins’ home. A Colonial at 23 Meeting House Road and a Mediterranean-style home across the street have been sitting neglected for several years.
