Remember It Only Takes One

Not getting a lot of buyers ????  You only need one good one.

This time of year is what is referred to as the … Summer Slump, because if you have your house listed for sale, you may have noticed that the amount of showings that you are getting has slowed down some or in some cases, to none at all.  This can and does happen every July and August, there is always the exception to that rule, so you might know someone who is showing their house every day almost.

July and August tend to be busy time for most people, weddings, family vacations, getting ready for back to school/college and other activities that mean summer time. The homes closest to the water do get more activity at this time of year than others especially at open houses. Buyers who need to buy before school starts have for the most part already bought, although we still do have some who buy at the last last minute before school starts. After Labor Day we start to see buyers who want to get into a new home before the holidays.

Everyone always talks about the spring market, buying a home near the water, buying before school starts or before the holidays get here. What all sellers should remember is that buyers purchase homes every day and while we know those times of the year mentioned above are big market times, they are not the only market time.

You only need one good buyer and that right buyer could come along at any time. This is why we encourage sellers not to get caught up in the “if it does not sell this spring, summer, Labor Day, etc. I am going to take it off the market.” I know a realtor who had most of her sales in December, who can figure.

So, what is your realtor doing during this time? Is he or she hanging at the beach (well, yes some of the time I have been at the beach ) but know your realtor is still working as hard as ever even if you don’t see results. That realtor is busy writing new ads, getting your house on the office and town tours, having brokers’ opens, looking for ways to make your house stand out, following up with the showings that have taken place, maybe working on adjusting the price to position your house on the market better, etc. Maybe they are taking new pictures and freshening the listing on the Multiple Listing Service (MLS), changing the video tour on Realtor.com with new pictures and music, etc.

Don’t be discouraged if your showings have slowed down or you have an open house and very few buyers come to take a look. As it has been said many many times before….it only takes one.
