Commerce Park in Bridgeport listed for $13.7M

A Main Street Bridgeport medical office park has been listed for sale at $13.7 million.

Stamford-based Cushman Wakefield won the listing of the four-building Commerce Park complex at 4675 Main St.

“Commerce Park represents a strong income stream secured by long-term leases in a well-established property,” Kate Schwartz, a Cushman associate, said in a press release.

Demand for medical space both new and existing remains fairly robust in this economy.

“If there is any area or sector, from a construction point of view, that has activity, it is hospital/healthcare…” said William Cianci, executive director of the Connecticut Construction Institute, adding that includes renovating existing space or creating additions.

He said health care is one of those sectors that people need and the doctors and other professionals continue to invest in new technology.

There is a total of 90,742 square feet in the complex, which is about two miles north of St. Vincent’s Medical Center, and less than half a mile from the Trumbull Westfield Shopping mall.

The four-building park was acquired in 2001 by Commerce Park Associates LLC., which lists Robert D. Russo Jr. as a manager. Tenants include Robbins Eye Center and Bank of America. It carries an assessment of $6.55 million.

A fifth building linked to Commerce Park is not for sale. It is a condominium office housing several medical professionals.
