A secluded lake hideaway comprising two homes is the most expensive house with an asking price listed in Rotorua while two Lake Rotoma properties are the cheapest in the district.
Website www.realestate.co.nz shows Rotorua’s 10 most expensive homes for sale topped by 169-173 Spencer Rd, Lake Tarawera, which is being marketed at $4.5 million by four different agencies.
The 3060sqm section is behind secure gates and across three titles. It boasts two dwellings – a main lodge and a guest lodge each with two bedrooms and two bathrooms. The main lodge has a gourmet kitchen and dining room with a bold Mt Tarawera stone fireplace while the guest lodge has been finished to the highest standards in native and Australian hardwoods.
Rotorua’s Real Estate Institute of New Zealand spokesman Ian McDowell, of McDowell Professionals, said the bulk of the properties being sold were between $150,000 and $300,000.
The Lake Tarawera property is twice the price of the next most expensive – a five-bedroom, four-bathroom home at Okawa Rd, which is on sale for $2 million.
This home overlooks Okawa Bay’s Yacht Squadron and Marina, on a 1131sq m section.
At Kawaha Point a five bedroom home is for sale for $1.17 million.
Another at Kawaha Point, this time a six-bedroom home, is on the market for $989,000.
A three-bedroom, two-bathroom home at Okere Falls overlooking Lake Rotoiti and Okawa Bay has a price tag of $975,000. Also on $975,000 is an Okawa Bay property with three bedrooms and two bathrooms. It also has a private shared jetty.
A three-bedroom lakeside property is on the market for $895,000. It’s section is 1882sq m.
A Kawaha Point property with four bedrooms and four bathrooms is for sale for $799,000. At Hannah’s Bay a four-bedroom property is asking $792,000.
Rounding out the top 10 is a Springfield home with a price tag of $790,000. This house has six bedrooms and three bathrooms on 3732sq m grounds.
At the other end of the market, a Daily Post search showed there are still bargains with at least 10 homes for sale $110,000 or lower.
The biggest bargains were two properties on Lake Rotoma each for $85,000. One had three bedrooms while the other has two, but both were leasehold.
The cheapest home within the city is on Salisbury Rd, Fairy Springs, which is currently tenanted for $150 a week.
For $92,000 you can buy a three bedroom home on Pohutukawa Dr, another on the same street is for sale at $106,000.
Two Gordon Rd homes, which are attached, are both on the market for $109,000. They are both two-bedroom properties and are currently tenanted.
A Harold Cres, Fordlands, home with “good tenants in place” is on the market for $110,000.
Also for sale at that price is a two-bedroom home in Taharangi St, Koutu and a two-bedroom home in Tamatea St, Lake Rotoiti.
The Koutu home is within walking distance to the CBD.
Mr McDowell said there was something for everyone.
“It’s interesting to see what they sell for – we sold a couple on Bellingham Cres in Fordlands for $83,000,” he said.
“Mostly investor type people tend to buy them.
“High prices are slower [to sell] because there are fewer buyers, but there’s a big range of properties available in that middle range.”
In the past three months a Basley Rd, Lynmore, property had sold for $539,000, one on Acacia Rd, Lake Okareka for $1.8 million, a Spencer Rd property for $2.1 million and a Tihiotonga property for $645,000.
